You may pay your rent by the following means:

  • Or otherwise specified by Agent
  • NO CASH ACCEPTED

This is 4 weeks rent and is paid at the beginning of your tenancy. This money is paid directly into our trust account. This bond is held for the duration of your tenancy and is held as security against damage, undue wear and tear and on final inspection, depending if the property is left in good condition and you have no monies owing, your bond will be promptly refunded to you.

Before you begin your tenancy with Just Us Realty, we will provide you with a detailed entry condition report and supporting photographs when you receive the keys to the property. As the tenant it is your responsibility to return a signed copy within 7 days to our office. If the report is not signed and returned within the designated time frame, the report will be noted as accepted by you – as is. You have the opportunity to agree or disagree with what the property manager has noted and will discuss any anomalies with the property manager to be signed off and a copy returned to the tenant within 14 days.

When you move into your rental premises, it is your responsibility to have the meters read and the appropriate facility connected in your name.

A minimum of 7-days notice is provided. These inspections are to check that the property is being maintained and see what routine maintenance is required.

Inspections are carried out 6-weeks after a new tenancy and 4 inspections are permitted per annum. A written report and photographs will be taken, and also accessible on the owner’s portal available immediately upon completion.

Because your contents and personal possessions are precious to you, we strongly recommend that you insure them against loss, damage and theft. The landlord or agent is not responsible for this.

We employ only licensed tradespeople to maintain the property and will use the owner’s nominated tradesperson where prompted.

Rent is monitored on a daily basis. Each tenant is provided with a tenancy pack outlining our strict processes when it comes to rental arrears and adhering to the residential tenancies act.

As per your Lease Agreement, it is your responsibility to keep your gardens weeded, the lawns mowed and generally keep the house and grounds well presented.

Please provide Just Us Realty with your “Pet Application” form accompanied by a photo (if applicable) prior to obtaining a new family member to the household.

If you are approaching the end of your lease agreement, or are on aperiodic lease agreement, you must give 14 days written notice. Please download a Notice of Intention to Leave and provide this to our office to discuss further with your property manager. For further information visit the Residential Tenancies Authority (RTA): www.rta.qld.gov.au

While we aim for high tenant retention, we understand that owner and tenant circumstances change and therefore leases come to an end. When it comes time to vacate, we ensure the tenant leaves the property in the same condition as the commencement of tenancy; excluding fair wear and tear. The bond will be refunded when we are 100% satisfied with how the tenants have left the property; tenants will be provided an opportunity to rectify any issues brought to their attention and thereafter if not rectified within nominated timeframe or to the standard of the beginning of the tenancy, we will arrange issues to be rectified at tenants’ expense. All situations will be acted upon as a case-by-case basis.

Providing that the above is adhered to and there are no outstanding monies owing, i.e. water and rent etc., your bond will be returned to you.

1) FINAL INSPECTION

It is a requirement of your Lease, and comments like “it was dirty when I moved in” are not an excuse for not cleaning the property. We recommend a pre-exit condition to discuss any areas of concern prior to vacating, which will be compared to your entry condition report. The final Inspection of the property can only be done after you vacate. If repairs or cleaning are necessary, we may claim it from your bond*. You must also provide receipts for:

  • Steam clean all carpets and provide receipt upon vacating.
  • Flea and tick spray – If you have / had a pet on the property

Please contact our office as soon as possible to make a time for the final inspection.

2) IF YOU ARE BREAKING YOUR AGREEMENT

We will provide you with a break-lease agreement which will outline the costs to you including:

Rent until a new tenant can be found (or Lease expires – whichever comes first). Plus one (1) weeks rent as letting fee plus GST. Any advertising costs initially charged to the owner at the beginning of your tenancy.

3) MAIL

It is YOUR responsibility to ensure that you re-direct all of your mail so as to ensure that it will not continue to be delivered once you have vacated.
